Near Lviv, a town is being built for IT Village - IT Village

The Lviv IT Cluster project started back in 2018, but was put on hold during the full-scale war. However, there are already 65 future owners who joined the cooperative and bought plots there. It is planned to complete part of the works and put some apartments into operation in 2025, he writes Dou.ua.

About the project
IT Village is a self-governing organization, it has a board made up of project participants. The Lviv IT Cluster initiated the project, but the direct implementation and construction is carried out by a cooperative of participants - now there are 65 of them. These people elect their board, hire a team of contractors and conduct construction. That is, owners who will live in the same community together, literally build it.
Residents of the IT Village are IT specialists of the Senior level: developers, engineers, managers, Delivery directors, managers and co-owners of companies. Approximately 90% are married people and people with children who are looking for comfortable housing for their families. The project also includes representatives of other creative industries who share the values of IT Village.
At what stage of work
With the beginning of a full-scale invasion, the project was suspended, like all construction in Ukraine. In May 2022, work resumed, but already with changed plans and deadlines. The biggest change concerns the suspension of the fourth and fifth phases, the construction of which should start in the second half of 2022.
Before the war, we observed positive dynamics of participants joining the IT Village, but currently the fourth and fifth rounds have been postponed to the post-war period. Therefore, the first, second and third phases of construction are now being implemented. It is important to finish the work that started before the full-scale invasion.
Currently, water and gas supply networks are being laid in the IT Village, electricity is being supplied, and sewage treatment facilities are being installed. Each stage of work is pre-agreed with all participants and members of the board of the cooperative. The construction of houses depends directly on the owners. Everyone builds at a pace that is comfortable for them. Someone can spend a year only on design, and someone can completely build a house. That is, it is a very individual story that depends on a number of factors, including financial ones.
Final construction completion dates are approved by the IT Village board. So far, it is about a period of 18 months, starting from July 2023 - that is, approximately 2025. The construction plan is divided into six stages. At the moment, everything is going according to him. We hope that no new unforeseen circumstances will arise, due to which these terms will have to be adjusted.
How the war affected construction
A full-scale invasion stopped all work for several months. Later, the board made changes to the construction plans and adjusted them taking into account current circumstances and possible risks. The pace of work is different, but it takes the current conditions into account as much as possible. Therefore, houses are built, communications are laid, and new participants join.
The focus is to finish what has been started. Currently, 15 plots remain free, several of which have already been reserved, and 65 have been purchased. Additional places may be in the next queues, but it is too early to talk about it now.
The war also affected the solvency and financial priorities of IT Village participants. Before the full-scale invasion, people were more daring in long-term planning, more actively invested in long-term projects. The war changed these paces: someone became more thrifty, someone's family found themselves abroad, for someone construction is not the right time. And some of the participants made adjustments to the construction plan, because the help of the Armed Forces has become a significant priority - people donate or join volunteer projects.
How to get to the IT Village and how much it costs m²
To buy housing in IT Village, you need to become a member of the cooperative and pay the entrance and membership fees. Next, choose a plot of land, enter into contracts for its purchase, enter into a contract with a cooperative to join the construction of communications, choose a type of house from four options, and start work. A specialist from a company that is not part of the Lviv IT Cluster can also become a member of the IT Village. But if we had, for example, two applicants for one plot, the advantage would be on the side of the employee of the cluster company. But in general there are no restrictions. Among the participants there are also representatives of other creative industries, not only IT.
The price depends on many factors, but primarily on the configuration of the house and its size. The cost per square meter starts at $1100 (this includes the price of the land plot).
The management of IT Village has taken into account the security point, which has become an important point after a full-scale invasion. Now the participants of the project seek safety for themselves and their families, so every house can be equipped with a shelter. The territory of the complex will be protected, and the apartments can be made completely autonomous.
